14...and inspection

14 more weeks.

Kids are bugging me. I need to start calling some parents.

We had the inspection yesterday. A few major things...
  • there is a leak in the gas line (in the storage shed) that leads to the gas fireplace. This must be fixed immediately.
  • the water heater and furnace are OLD (the furnace is the original 1977) and are ready to go.

So we are asking them to fix the gas leak and give us an extra $1800 to help defray costs of new water heater/furnace. We would be perfectly happy with $1500 so maybe they will offer a bit less and then we can negotiate.

Sounds like a reasonable plan as far as the inspection results go. Not uncommon to have the purchasing party request that things be fixed or price gets lowered to help defray the cost of fixing things. Good luck!

Gas leaks are pretty serious, and merit immediate attention, unless the present owner wants to move his condo with him to the next county...

I don't know if I told you this at the time, but I fell in love with this 2-story condo, gosh, like 2 years ago now. I was so excited and brought my parents down to look at it. Then my dad starts listing the expenses I can anticipate in the next 1-5 years: new furnace, new garage door and opener, plus that remodeling I want to do in the kitchen. I ended up being talked out of it, probably for good reason, but I still kinda miss it. I'm glad you found someplace you're happy with. :)

Yeah, putting money into the place is part of being a homeowner. We understand that there are some costs that are the price of home ownership...but we wouldn't have asked for $$ if the stuff hadn't been so old. Things like kitchen/bath renovations tend to pay for themselves in the end, though...they increase your final sale price. I am already thinking of projects to do in this place during the summers. I'd like to expand the kitchen into the eating area--add an L-shaped piece of counter, cabinets, and a breakfast bar. I'd also like to update the cabinets, add nice hardware, add another sink in the master bath...the list of projects goes on and on.

I have a list like that too!

My kitchen just got painted. The bathroom(s)need(s) updating. The carpet was replaced before I even moved in. Still more work in the kitchen. Need to paint the whole place. Need to fix the chimney so the birds don't fall down it anymore. And so oo and so on...

But it is so nice to have a place to come home to and to be able to do whatever you want to it.
